A longtime landmark in downtown Birmingham has changed hands in a multi-million dollar deal.

The Land Title Building, an 80-year-old, four-story structure located at 600 20th St. N., was recently sold for $2.925 million to Land Title Partners, a company based in Spring Hill, Tennessee.

Casey Howard of Harbert Retail represented the seller, Land Title Building, LLC, a subsidiary of Sixty West.

Spanning 31,000 square feet, the building is currently 84% occupied by various tenants, including Jaffe & Erdberg, Parnell & Parnell Law, Land Title Co., Sydney May Engineering, Sheffield & Lentine, and more.

Originally built in the 1940s, the structure features a Greek Revival-style design, incorporating Alabama limestone and marble. It was designed by the well-known Birmingham architecture firm Warren, Knight & Davis.

This sale marks a significant transaction in Birmingham’s commercial real estate market, reinforcing the area’s continued demand for historic office spaces.
